4 Signs That It’s Time For a New Roof
Repairing or replacing your roof can be a big investment.
As a homeowner, it’s natural to want to wait until the time is right to get the most out of your roof’s lifespan. As a buyer, knowing if a home needs professional roofing expenses soon is useful to assess listings, craft an offer and negotiate a fair deal.
So what are some signs that a home’s roof may need replacement or repair? Here are four signs you can spot with no prior roofing experience:
1. The Roof is Over 25 Years Old. As a rule of thumb, a house’s roofing should be replaced every 25 years. Even if the roof seems to be in good condition, it may be worth having a professional opinion.
2. Cracks, Curls or Missing Shingles. What looks like a small blemish can eventually cause leaks. You can often spot issues like missing shingles before any leaks are formed, so consider checking your roof for damaged or missing shingles after rough weather.
3. Gravel in Gutters. If you see gravel collecting in the gutters, it’s likely due to the asphalt shingles degrading. Loose gravel from old roofing may also be on the ground around the home.
4. Moss or Weeds. Unless you’re looking at a green roof, it’s detrimental for plants to try to make your roof their habitat. Moss and weeds often find their way into gaps, cracks or degrading shingles. Their roots can worsen the degradation rate and cause further damage, including leaks.
If your roof is damaged by a storm, tornado or other acts of nature, your insurance policy may cover repairs. However, insurance may not cover the replacement of a degraded roof.
